COMPLETE BUDGET

The true monthly cost of a home

The mortgage payment is only one part of a responsible ownership budget.

Short answer

Add principal and interest, property taxes, homeowners and supplementary insurance, mortgage insurance when applicable, HOA fees, maintenance, utilities, management, and a reserve. Also keep one-time closing and moving costs separate.

Monthly and annual costs

CategoryWhat to verify
LoanPrincipal, interest, term, rate structure, mortgage insurance
TaxesLocal assessed value, exemptions, and possible changes
InsuranceHomeowners plus flood, wind, or other supplementary coverage
PropertyHOA, maintenance, utilities, lawn, pest, pool, and repairs
Remote ownershipManagement, travel, vacancy, tax preparation, and currency costs

One-time cash needs

Closing charges can include appraisal, title services, government taxes, prepaid interest, insurance, and property taxes. Moving, furnishing, immediate repairs, and utility deposits may also be material.

A safer comparison

Compare properties using the same assumptions. Show a base estimate and a stressed estimate with higher insurance, taxes, maintenance, and vacancy. Do not rely on a low mortgage payment alone.
