LISTING SAFETY

How to verify a listing and representative

Slow down before sending documents, deposits, application fees, or wire transfers.

Short answer

Compare the address across independent sources, verify the representative through the state regulator and brokerage’s official contact details, inspect or arrange a trusted inspection, read documents, and independently confirm payment instructions.

Use an independent verification chain

  1. Search the exact address and compare price, photos, description, and contact details.
  2. Locate the brokerage using an independent search—not only the link in the message.
  3. Verify the professional’s license with the relevant state authority.
  4. Call the official office number and confirm the person and property.
  5. Use a qualified inspector, title or closing professional, and attorney when appropriate.

Warning signs

  • Pressure to pay before viewing or verifying the property.
  • Payment requested only by cash, gift card, cryptocurrency, or wire transfer service.
  • A price far below comparable listings without a credible explanation.
  • Changed contact details on an otherwise copied listing.
  • Refusal to provide documents or allow independent professionals.
